Millennium House is a very large modern home offering a great deal of flexibility to any buyer. The particularly generous sized rooms are light and appealing with a lot of glass overlooking the private rear gardens. Built within the last 11 years the brick built house actually looks like a period school building from the front with a smart brick pillared gated entrance leading to a large parking area and giving access to the large detached double garage. Lawns and shrubs soften the frontage and link around to the gardens at the rear.

On entering the hallway space is immediately obvious with neat oak flooring and a smart oak full turn staircase. Doors leading off to the main reception rooms.

The Sitting Room is a very large light room with almost a wall of glass overlooking the landscaped rear gardens and the pond. A door leading off this room to the ground floor Guest Suite .(It does occur to us there is an option to make the Sitting Room into a living area/kitchen should a ground floor annexe ever be required -certainly the space is there to do so).

The formal Dining Room is a charming and spacious room with a feature fireplace and a glazed door linking it to the Sun Room.

The Kitchen is huge and likely to be the hub of the house with a large informal dining area and also links to the large Sun Room. The whole area suffused with light and nicely fitted with modern units, a central work station doubles as a breakfast bar. For anyone who loves to cook there is an eye level oven unit, an induction hob as well as the traditional oil fired Aga cooking range. Glazed doors lead through to the spacious Sun Room which has fabulous views over the neat sun terrace and the landscaped gardens and paddocks.

From the Kitchen a door leads to the Utility room which can be accessed from both the front and the rear inner courtyard and gardens with a porch /boot room allowing space for coat storage etc. The utility is well fitted and tiled with plenty of space for all the laundry and freezer equipment and has a large walk in pantry.

From the Utility Room leads a very substantial reception room which is currently used as an office space having its own access to the front but would make an ideal Music or Playroom slightly tucked away from the main areas of the house.

Upstairs is a large landing area with three further bedrooms two of which has generous ensuite facilities plus the family bathroom. The Master bedroom having particularly large windows overlooking the gardens and the land beyond.

Outside the land is currently organised in three excellent flat paddocks plus landscaped gardens. The gardens immediately around the house currently have two ponds and specimen trees and shrubberies with a large chicken run and coop in the far corner. The three paddocks can be accessed from two directions from a lane to the far rear and from a neat entrance further along from the main house, each interlinking they are ideal for animal husbandry or anyone wanting to keep horses etc.

We can see this property appealing to a great deal of buyers particularly with the convenience of the City of Hereford just 5 miles away it has rural appeal but accessibility.

In summary

We make no apologies for using the word large a lot in our description because this home is large ( I believe locally known as Dallas). The rooms are very generous and beautifully appointed and there are a lot of them. The front whilst imposing gives no idea of the amount of glass at the rear which makes for privacy and a great deal of light.

We feel this could well suit a multi generation family as the layout works well for subdivision. The land is ideal for someone with an interest in horses or perhaps running a plant nursery since it is particularly flat.

We thought this to be a very attractive home with so many plus features it really should be viewed as soon as possible if you don’t want to miss out.
