Am I being duped? Trying to sell my house in Bristol

My house has been up for sale for 7 weeks, in an area that agents tell me is very fast moving. Everyone is totally shocked that we have had no offers. We have had many viewings (over 500 hits on the property details) including 2nd and 3rd, the generally feedback is that the garden and kitchen 'are not right', is it purely a price thing?

  • Hi - it could be a price thing. Have you checked recent sold values to see if the house priced realistically? In terms of the garden and the kitchen, are there any of the issues mentioned by prospective buyers that could be overcome relatively easily (i.e. moving things around and or some cosmetic changes)?

  • If you're having second and third viewings I would assume the pricing is okay, otherwise prospective buyers wouldn't see it as worthwhile to view again. By a third viewing it's very unusual for someone not to have made an offer, and it's the job of your estate agent to encourage prospective buyers to put forward an offer. Maybe your using an online agent? Either way it sounds like they need a to work a bit harder!
