If a flat is listed at one price with one agent and another price with another agent, what is going on?

I've looked at about 30 flats in the last 3 weeks. I've noticed online that the same flat will be listed at different prices depending on the agent. How is that possible? Does that leave great leaway for negotiation?

  • Usually it is when the vendor hasn't had much luck selling or getting viewers through the door, so they try listing with several agents. If they have dropped the price with one agent, they are now potentially willing to accept a lower offer. They have perhaps reduced the price with only one agent if they have lost confidence in another, but are casting a wide net. There may be greater leeway, if they have clearly dropped the price with one agent, they will be expecting offers off the lower end.

  • Unless the flat is also available on a shared equity scheme (if new build) then one of the agents is probably marketing at the wrong price.

  • Most property have a buit in leeway of £10k over price.. rule of thumb rental is always 10 per cent of the flat value... example 180,000 rental will be 180 a month so always get rental value then go by that value. It should be £180,000 = £180.00 a week rental £350,000 should be = £350.00 a week rental £400,000, £400.00 week rental

  • If a flat has been sitting on the market for a while an agent will try and negotiate with a landlord to get a price reduction. Some agents are better at this than others. Generally, it does mean that there is room for further negotiation with a landlord.

  • Hi, This may be the case that one agent has marketed the property with the wrong price attached to it however it could also be due to one agent not being able to let a property and therefore causing the vendor to be displeased and to let it with a different agent and a reduced rate.
