Is Woolaston Avenue, Lakeside a good place to live?

I want to buy a flat in Woolaston Avenue, Lakeside, Cardiff to be close to Cardiff High for when my daughter goes to high school. The flat costs £115000. Is it a good price for the area? Also, is the area good? The buildings don't look particularly nice but the flat is quite cheap for me to repay and I will be in the catchment area I want.

  • I'm not too sure, BUT when we moved to Cardiff we did a couple of things to help us discover the area. They were: 1) Phoned several agents and asked where the nicest areas were 2) Told agents what we wanted to be near (in your case a school) and asked them to recommend streets and to put us on their maling list. 3) CRUCIALLY we drove the areas late at night mid week and on the weekend. On a Friday night we had the unpleasant experience of watching a gang fight (girls v boys) in Canton all looking around the ages of 13-15. We just drove around and if there were kids on the streets at 10pm we simply thought that we wouldn't want our kid to fall in with those youngsters. By asking a dozen agents you should see a pattern emerging, and you could even ask about the street you are considering (not from the agent you are buying from) as well as asking if they can recommend any other streets.   • I know the area very well. As a matter of fact I used to rent one of the flats in question. My sister in law has lived in this immediate area for many years with her 3 children all going to Cardiff High School. They left there with excellent results and have gone on to universities. At the back of the flats is woodland which is nice, the off road parking is a plus because Woolaston Ave in quite narrow, indeed only one car can either go up...or down at a time due to parked cars....... its a quiet and very respectable area to live.   • I would suggest that you look at the local authorities’ website or police.gov to see what the crime statistics etc for this area are. You can also look at the local tourist board website for that area which gives you an up to date overview of the area. I would also visit the area and ask some locals.
